You must give a written 30 day notice of "intent to vacate". You can find that form here. You will be responsible for rent through your 30-day notice. Please be advised the deposit on file cannot be used for the last month's rent.
You have the option of an exit walk-through, or you can skip the walkthrough and turn your keys into the office. If you choose to turn your keys into our drop box, please include the following information:
If you'd like to opt-in for the initial inspection you may fill out a request form here. Please be advised this must be done at least 48 hours in advance . At the time of the appointment you may give your keys and your forwarding mail address to the property manager.
Be advised if you choose the walk through inspection, we will not be refunding your deposit at that time. Sometimes repairs are made evident after our maintenance crew begins clean up. A breakdown of repairs, pricing and refund will be mailed to your forwarding address in 21 days.
We do not levy any charges automatically. Be sure to put in your 30 day notice; residents who move out short of giving notice are held to a 30 day notice or the end of their rental agreement term. Most importantly, please read the acknowledgement letter you receive when you turn in your 30 day notice, along with the associated cleaning list and review the Move-In Inspection Checklist if you completed one upon move in.
Cleaning and damages are never prorated and will be billed to you reflecting the current market value for repairs. Many residents elect to have our cleaners clean the unit and have the cleaning fee taken out of their deposit to save time and energy. The basic cleaning fee is $300 and can vary depending on clean up and size of apartment.
Make sure you turn in your keys to end your residency. Until we receive your keys, we do not consider your residency terminated. You must turn in your keys on the last day you occupy the unit or you will continue to be charged rent.
If you need to vacate shorter than your rental agreement term, you can simply move out and turn in your keys. You will be responsible for the rent until the apartment is re-rented or through the end of the month (depending on rental agreement terms). You will also be responsible for repairs and cleaning if necessary. If you know you are going to be breaking your rental agreement, it is important to let the office know, so we can make every attempt to get your apartment ready and back on the market to rent. Try to leave your apartment as clean as possible so it can be listed quickly. Please note rent payments cannot be taken out of the deposit and must be made in full on the 1st of the month.
A refund if any, will be mailed to forwarding address.
