An emergency after hour call, would include a major flood, a gas leak or fire. For fire call 911 immediately, then call us. Please familiarize yourself to the nearest fire extinguishers mounted outside. Also familiarize yourself with the main water shut off outside and know where your breaker box is inside your apartment.

A maintenance request form needs be used for all maintenance issues.
To make a request use the form and fill it out completely, doing your best to explain the type of repair requested. Supporting pictures are helpful and can be sent in the text as well.
You can expect a response about 24 hours after receiving request. We do our best to respond in a timely manner.

If you find that your having issues or concerns during your residency that do not involve a maintenance request, you can submit a complaint to our office. Please include "complaint" in the beginning of the text.

We request all resident correspondence be submitted in writing.
If your gas heater or appliance is not working or you believe the pilot light is out, you can request an appointment from the Utility Office for your area. Before you call to schedule, please read the instruction manual with instructions on how to relight.
We offer several different forms of payment for rent. Our offices do NOT accept cash over $20.
Colton
Rent is to be delivered to the managers office onsite. We accept personal check, money order and cashiers check.
Riverside
Rent is to be delivered to the manager.

Bakersfield

For Bakersfield properties only, rent can be paid by personal check, or Zelle.
If you have large items like furniture, appliances, toys, mattresses, televisions or computers you no longer want follow the procedures below.
Our office will coordinate and schedule twice a year for a large bulky item pickup. We will notify residence with the pickup day. Items must be smaller than 8 feet in length and 4 feet in width. If they are larger you must break them down. Items must weigh less than 150 lbs. Reach out to the manager for more information and placement.
We do NOT allow items to be placed in the back parking lot. We will be assessing $100 per incident if caught doing this.
In addition to drop off events offered throughout the year, Riverside residence are eligible for 2 bulky item pickups per year. Bulky item pickups are made by appointment only. Schedule a pickup with the City of Bakersfield refuse disposal . The telephone number is (661) 326-3114. They will give your further information on where to leave your items. Please do not place large items by the dumpster. or in the back of the apartment. The trash collector will not pick them up.
Please check with our office to find out if your community accepts pets. If it does, you must fill out a pet application, sign the rules and an addendum to your rental agreement for a pet. Before the pet is allowed on the property all paperwork must be completed, all documents must be submitted, and pet deposit must be paid.
To add someone to your rental agreement, please have them fill out an application. They will need to pay the application fee of $35. We will qualify them as we do other resident applications. You will both receive confirmation of acceptance or denial. If approved you must both sign an addendum to the rental agreement. During the application process the applicant is not allowed to move in until approved.
To remove someone from your rental agreement, the person wishing to be removed from the agreement needs to turn in a 30-day notice. All residents on the agreement must sign an addendum to the agreement agreeing to remove the individual. The deposit will be worked out between tenants as it does not get processed and returned from our office until the apartment vacates completely. If the remaining resident does not qualify to stay on their own, we may serve them a 30-day notice to vacate the unit.
Preapproval from management is required. Please contact our office.
If Resident is approved you must still give a written 30-day notice for your current residence and complete an application for your new residence. We charge a $50 processing fee. In addition to your application, we will inspect your current unit for damage. Deposits do not transfer, so you will need to have a new deposit on file for the unit you want to transfer to. A new rental agreement must be signed before move-in. To terminate your old address, you must turn in your keys to our office. Your deposit will be returned to you within 21 days of the last day of occupancy.
